Has anyone done this or know about this?

We are planning to build for the first time, and as you can imagine, paranoid and have many questions :P .

Generally speaking, if we use a $500,000 house as an example, which of the following options would be cheaper?

+ Buy it from an agent (provided they have such a house for sale of course)?

+ Buy land and build it with a big time builder using a fixed price contract?

+ Buy land and build it with a builder using a "cost as you go" contract (dont know the proper term - but what I mean is contract where you specify the inclusion as you go along)?

We're not considering the owner-builder option because we don't have the time or the skills to do that.

Please share your experience if you have been through the process :)

I think this is the cheapest option. The advantage of it, it gives the peace of mind of designing your own kingdom. A place that is truly reflects you.

Don't forget with this option you'll also need to pay for an architect which can be costly. Unless of course you find the land and get one of those 'off the shelf' homes built on it.

if you get a kit home you got to be really careful about the materials and fittings that they use. Kit homes are known to include some shockingly cheap fittings etc. just so that the builder can get a better profit margin. ;)

Hmm-

First tell us the location?

Well for $200,000 - $250,000 (can be done under that though) you could get a pretty big knock down and rebuild home.
They slug you on extra fittings, power points etc. You can save by getting the "kit home" then getting a subby to come do extra electrical etc. EG. If you want 2 power points in 1 room - they may charge you $90- where as it should only cost $5 for the part. Multiply that- and then work it out. (when theu submit the plans and outlay- take it to a bulider and see what the over quote is).
They just have bullshit fee-s but hard to negotaite- as they dont like chop and change. Well you pay for it.

So that leaves u with $250,000 to buy land... So where??

To much to type.. blah..

Start with the knock down rebuild google.

Pre fabbed kits will be less- than your otehr options..
